Sisters, Oregon Real Estate Market Report for June 2011
The summer sales season in Sisters continued in full swing in June, with another double-digit-sales month (17 closed sales). Many of those buyers were apparently shopping for bargains — six of the 17 sales were for less than $200,000 (and all but two were for properties listed below $500,000). There was, however, a bit more activity at the high end among the pending listings (there was one listed at $795,000 and one listed at $1,100,000 that went under contract in June). Continue reading

Looks like the spring selling season got an early start in Sisters: Sales for March were double that of February (which was admittedly a slow month, with eight sales). Sisters, Oregon Real Estate Market Report for January 2011
January proved to be another strong month for sales activity in Sisters, with 18 Closed sales and 10 Pending sales. What a long way we’ve come from the winter of 2009, when several months could only count two or three Closed sales!
Meanwhile, the strong sales combined with only a slight increase in the number of listings (from 123 in December to 128 in January) helped bring the overall inventory down a bit further (from a 8.9-month supply of Single Family Residences and a 12.9-month supply of homes on acreage in December to an 8.6 month-supply of Single Family Residences and a 12.4-month supply for homes on acreage in January. (A balanced market has about a six-month supply of inventory).
In January, the median list price of Single Family Residences fell from $390,000 to $359,450, while the median price of Residential with Acreage listings decreased from $560,000 to $549,900. If the sellers in Sisters continue to adjust their prices to be more in line with the current market, we’ll really be in good shape. Continue reading

Sisters, Oregon Real Estate Market Report for November 2010
In November, there were still no major changes in the Sisters real estate market — just slow, steady progress in a few key areas. First, the number of Active listings continued to decrease (from 174 in October to 161 in November). That’s also an improvement over November 2009, when there were176 Active listings.
The decrease in listings and overall stronger sales compared to 2009 meant that the inventory of Single Family Residences finally dipped below the 12-month mark — the first time that Sisters has reached that benchmark since January 2009. (A balanced market has about a six-month inventory).
Meanwhile, Residential with Acreage had 17.4 months of inventory in November. So there’s still a ways to go before that segment achieves any kind of buyer-seller balance –- but it’s a drastic improvement over last year’s numbers, when November held a 34-month cache of inventory. Continue reading
